Alberta Rental Agreement

THE TENANCY CREATED BY THIS AGREEMENT IS GOVERNED BY THE ALBERTA RESIDENTIAL TENANCIES ACT AND IF THERE IS A CONFLICT BETWEEN THE AGREEMENT AND THE ACT, THE ACT PREVAILS.

DEFINITIONS
“Guest” is the primary residential lease agreement applicant and can be used
interchangeably as Tenant.

“Host” is the owner of the residential premise and can be used interchangeably as Landlord.

“Premise” shall mean the property booked by the Tenan

This agreement is between;

Jonah Porter (Landlord)

And

“Guest” (Tenant)

TERM
For the duration of a fixed term outlined in the agreed upon and accepted “Booking Confirmation”.

USE OF PREMISE
Shall mean the premise of the property to be rented. Must not be used for any business or commercial activity without approval of the Landlord. An additional location fee may be applied for commercial uses please inquire before booking!

SECURITY & SECURITY DEPOSIT: $3,000 CAD or not to exceed one months rent.
Audio/Video/Still Image Security Camera and Recording Devices:
Shielding, covering or intentionally interfering with these Audio/Video/Still Image recording devices will result in immediate removal from the premise due to safety and security concerns. Please consider all of the following devices actively record 24 hours, 7 days a week for the safety and security of the buildings community members. Images of these devices can be found in the listings photos.

ButterflyMX Check-In / Intercom device is located at the front lobby and is used for your initial check-in process i.e. verify your identity and mask covering requirements are being followed.

Ring Doorbell Pros are located to the right of each upper and lower entry points for verification of guests identity and guest count.

Brilliant Home Control switch located on the interior of the upper level of the loft. This is primarily used for tenants access to the front intercom. Tenants may grant access from the convenience of the loft without having to go to the front lobby. Visitors can dial house code (provided in check-in Instructions) and you will have the option to allow access from this switch.

Minut decibel monitors located on each level on the loft. These sensors monitor the noise level in the home, but do not record audio. This means the devices detect issues in real time, keeping the property safe and the relationship with my neighbors strong, all while protecting your privacy.

COVID-19 POLICIES
All tenants are required to have a face covering for Nose, Mouth and chin. This can be a mask or as little as your t-shirt covering your face while in the common spaces of the building including the parkade, lobby and all common hallways.

UNRESERVED ADDITIONAL GUESTS:
A fee of $100 per person shall apply to any unreserved guest or visitor throughout the Term.
The Tenant must notify the Host to authorize any expected visitors prior to booking.

ETIQUETTE
There is to be no smoking, vaping or use of illegal drugs. A $500 CAD ozone treatment cost will apply to tenants that choose to smoke on the premises.

There are to be no Parties, Events or Excessive noise after 10pm seven days of the week.
The premise is not to be used for commercial or any business purposes unless authorized by the Landlord.

There are to be no pets in the Premise or in the building. An additional fee of $1000 will be applied if this rule is violated in properties that do not allow pets. Otherwise a nightly pet fee will be added.

QUIET HOURS
Quiet hours are from 10pm to 8am daily. This means loud activities such as foosball, loud music, or treadmill are not permitted during these times.

CLEANLINESS
Tenants are expected to be clean and orderly while following House Rules. The cleaning fee is a non refundable fee used for the move out of one guest and the move in of the next. This includes general house cleaning, completion of the started laundry, consumable Replenishments, towel layouts, and bed making.

If the cleaners are delayed because of an unexpected late check-out or abuse of house rules, a cost of $75 per hour will be charged to guests.

DAMAGES & LOST ITEMS
All existing damages to the loft have been documented and photos taken. The cleaners are diligent and are aware of existing damages. Any new damages made to the loft will be noted, documented and the guest will be contacted for repair, or replacement. Bonus points to guests that notify the Host prior to their check-out.

FOB KEY Replacement Cost – $150 CAD will apply for replacement if not returned.

LATE CHECK-OUT OR EARLY CHECK-IN
Tenants may request for early check-in or late check-out a minimum of 24 hours before original expected date/time. Request is not guaranteed and may not be possible without proper notice.

SECURITY
The common areas of the premise are under active 24 hours surveillance via cameras that are located to the left of the Premise’s EXTERIOR doors. This is for your safety, and the safety of residents in the building.

The Premise is equipped with noise surveillance devices on each level. These sensors monitor the noise level in the home, but don’t record sounds. This means the devices detect issues in real time, keeping the property safe and the relationship with neighbours strong, all while protecting your privacy.

RENTAL AGREEMENT APPENDIX A

VERIFICATION CODE: Pineapple

Before Booking:
1. Familiarize Yourself with House Rules
2. Review & Sign Rental Agreement (signed upon booking)
3. Provide Gov’t photo ID
4. Provide a booking deposit of $3000 through Stripe

Deposit: A security deposit between $1000 and $3000 CAD is required upon booking through Stripe app. The safety and comfort of our guests is our top priority which means we are serious about maintaining quality.

Rental Agreement: Must be signed upon booking. Outlines all the house rules and terms that you agree to before booking. This is governed by the Alberta Residential Tenancies Act and must be signed by guests before booking. It’s an extra step we are taking to make ensure our properties are cared for and treated like home by our guests.

Provide a valid Government Issued Photo ID:
● Drivers license
● Passport

Covid-19 Policies:
The health and safety of our guests and residents are the utmost importance. While you are in the common spaces of the building (parkade, lobby, elevator, and common hallways – face covering is required for the nose, mouth, and chin. This can be a mask or as little as your t-shirt covering your face.

After each stay we:
● Clean all surfaces, especially those frequently touched, are cleaned and sanitized with disinfectant.
● Wash linens at a high temperature setting
● Use cleaners approved by health experts, like disinfectants with 70% alcohol or higher
● Avoid cross-contamination by wearing a mask and gloves
● Comply with local laws, including any additional safety or cleaning guidelines
